A collaborative residential construction project governed by a design-build model is adding luxury living accommodations to a renowned metropolitan district promoted as offering “the best of urban eclectic” in the city known as the “Gateway to the West,” in a manner suggesting an emphasis on realizing a contextual addition to the neighborhood that claims such celebrated buildings as the Cathedral Basilica of St. Louis.

In partnership with AIG Global Real Estate, www.aig.com, New York, N.Y., the Opus Group, www.opus-group.com, Minneapolis, Minn., a family of commercial real estate development, construction, and design companies, recently announced the start of construction of a 12-story luxury apartment building in the historic Central West End neighborhood of St. Louis. Completion is slated for fall 2016.

Opus Development Co., is the developer and Opus Design Build, which offers integrated design-build delivery services including virtual design and construction, is the design-builder. Opus AE Group, which boasts staff capabilities to effectively use state-of-the-art technology, is the architect and structural engineer of record. Conceptual design services were provided by ESG Architects, www.esgarch.com, Minneapolis, Minn.

“We’re thrilled to have the opportunity to offer a modern, upscale living option in the Central West End,” exclaims Joe Downs, senior director of real estate development, Opus Development Company. “The start of this project represents the culmination of a community effort in bringing this vision to fruition.”

Designed to be cohesive with the surrounding architecture, the building will include 217 apartment residences with a variety of floor plan choices, including alcove, one- and two-bedroom apartments as well as penthouses on the top two floors. A third-floor amenity deck will include a fitness center, pool terrace, bar and club rooms, a dog wash, and underground parking. The ground-level will have 10,000 square feet of retail space and parking for retail customers.
